What is a Home Loan?
A home loan (also called a housing loan or mortgage) is a secured loan provided by a bank or financial institution to help you purchase, construct, or renovate a residential property. The property itself serves as collateral for the loan.
You repay the loan amount along with interest in monthly instalments (EMI — Equated Monthly Instalment) over an agreed period called the loan tenure, which can range from 5 to 30 years in India.

Types of Home Loans in India
Home Purchase Loan
Most common type — for buying a ready-to-move or under-construction flat, house, or villa from a builder or individual.
Home Construction Loan
For constructing a new house on a plot you already own. Funds are disbursed in stages as construction progresses.
Home Renovation Loan
For repairing, renovating, or improving your existing home. Usually offered at slightly higher rates than purchase loans.
Plot + Construction Loan
Combo loan to buy a plot and then construct a house on it. Construction must begin within a specified period.
Balance Transfer Loan

- Improve your CIBIL score first — aim for 750+ to unlock the lowest interest rates
- Compare at least 5 banks — even 0.25% difference saves ₹3–5 lakh on a ₹50 lakh loan
- Make a higher down payment — 20–30% down reduces loan amount and EMI burden
- Go for a shorter tenure if you can afford it — saves massive interest in the long run
- Avoid too many loan applications — each rejection hurts your credit score
- Clear existing EMIs before applying — lower debt-to-income ratio improves eligibility

होम लोन लेने से पहले — ज़रूरी जानकारी
- LTV Ratio: बैंक आमतौर पर property value का 75–80% तक लोन देते हैं। बाकी 20–25% आपको down payment के रूप में खुद देना होगा।
- EMI का नियम: आपकी EMI आपकी net monthly salary के 40% से ज़्यादा नहीं होनी चाहिए। इससे ज़्यादा होने पर approval मुश्किल हो जाती है।
- PMAY Subsidy: अगर आप पहली बार घर खरीद रहे हैं और income ₹18 lakh/year से कम है तो Pradhan Mantri Awas Yojana (PMAY) के तहत ब्याज subsidy मिल सकती है।
- Tax Benefits: Section 24(b) के under home loan interest पर ₹2 lakh तक की tax deduction मिलती है। Section 80C के under principal repayment पर ₹1.5 lakh तक की deduction।
- Balance Transfer: अगर आपका current loan expensive है, तो दूसरे bank में transfer कर सकते हैं। इससे annual interest बचती है।
