What is a Home Loan?

A home loan (also called a housing loan or mortgage) is a secured loan provided by a bank or financial institution to help you purchase, construct, or renovate a residential property. The property itself serves as collateral for the loan.

You repay the loan amount along with interest in monthly instalments (EMI — Equated Monthly Instalment) over an agreed period called the loan tenure, which can range from 5 to 30 years in India.

10 Tips to Get the Best Home Loan in India

  1. Improve your CIBIL score first — aim for 750+ to unlock the lowest interest rates
  2. Compare at least 5 banks — even 0.25% difference saves ₹3–5 lakh on a ₹50 lakh loan
  3. Make a higher down payment — 20–30% down reduces loan amount and EMI burden
  4. Go for a shorter tenure if you can afford it — saves massive interest in the long run
  5. Avoid too many loan applications — each rejection hurts your credit score
  6. Clear existing EMIs before applying — lower debt-to-income ratio improves eligibility
  7. Add a co-applicant — spouse or parent as co-applicant can increase loan eligibility
  8. Choose floating rate for long tenure — historically lower than fixed over 15–20 years
  9. Make prepayments whenever possible — even ₹10,000 extra per year saves lakhs
  10. Negotiate processing fees — banks often waive or reduce processing fees for good profiles

  • Tax Benefits: Section 24(b) के under home loan interest पर ₹2 lakh तक की tax deduction मिलती है। Section 80C के under principal repayment पर ₹1.5 lakh तक की deduction।
  • Balance Transfer: अगर आपका current loan expensive है, तो दूसरे bank में transfer कर सकते हैं। इससे annual interest बचती है।

Frequently Asked Questions

अक्सर पूछे जाने वाले सवाल

Home loan ke liye minimum salary kitni honi chahiye?
Home loan ke liye generally minimum ₹25,000 to ₹30,000 per month ki net salary chahiye. Lekin yeh bank se bank alag hoti hai. EMI aapki monthly income ke 40-50% se zyada nahi honi chahiye — isi ko Debt-to-Income ratio kehte hain.
Home loan mein maximum kitne saal ka tenure milta hai?
India mein home loan ka maximum tenure generally 30 saal (360 months) hota hai. Lekin retirement age tak hi tenure milti hai — jaise agar aap 40 saal ke hain aur retirement 60 pe hai, to maximum 20 saal ki tenure milegi.
Home loan ka CIBIL score kitna hona chahiye?
Home loan ke liye minimum 650+ CIBIL score chahiye, lekin 750 ya usse zyada hone par best interest rate milti hai. 750+ CIBIL score ke saath banks aapko 0.25% to 0.5% kam interest rate offer karte hain jo lakhs ki saving hoti hai.
Floating aur fixed interest rate mein kya better hai home loan mein?
Jab RBI repo rate high ho aur girne ki ummeed ho — floating rate better hai kyunki future mein EMI kam hogi. Jab rates low ho ya stable ho — fixed rate better hai. India mein 80% home loan floating rate par hote hain. Long tenure (15-20 saal) mein floating rate historically kum pada hai.
Home loan prepayment karna chahiye ya SIP mein invest?
Agar aapka home loan interest rate 9% se zyada hai to prepayment better hai. Agar rate 8% se kum hai aur aap mutual fund SIP mein 11-12% return expect karte hain to SIP better ho sakta hai. Lekin mental peace ke liye aur guaranteed return ke liye prepayment ka apna fayda hai.
