What is EMI and how is it calculated?

EMI stands for Equated Monthly Instalment. It is the fixed amount you pay your bank every month until your loan is fully repaid. Each EMI payment has two components — the principal (the actual loan amount) and the interest charged by the bank. In the early months of your loan, a larger portion of your EMI goes toward interest. As you pay down the loan, more of each payment goes toward the principal. This is called loan amortisation.

EMI Formula Used in This Calculator

The standard EMI formula used by all Indian banks is:

EMI = P × r × (1 + r)^n ÷ [(1 + r)^n − 1]

Where:
P = Principal loan amount
r = Monthly interest rate (Annual rate ÷ 12 ÷ 100)
n = Loan tenure in months

Tips to Reduce Your EMI Burden

  • Make a higher down payment — reduces principal, which directly reduces EMI
  • Choose a longer tenure — lowers monthly EMI but increases total interest paid
  • Negotiate interest rate — even 0.5% reduction saves lakhs over 20 years
  • Make prepayments when possible — extra payments reduce outstanding principal
  • Maintain a good CIBIL score (750+) — banks offer lower rates to good borrowers
  • Transfer to lower rate bank — balance transfer if another bank offers better rate

Frequently Asked Questions

अक्सर पूछे जाने वाले सवाल

EMI kaise calculate karte hain?
EMI calculate karne ka formula hai: EMI = P × r × (1+r)^n ÷ ((1+r)^n - 1), jahan P = loan amount, r = monthly interest rate, n = tenure in months. HindiTools ka EMI calculator yeh calculation ek second mein karta hai.
Home loan ke liye kitni EMI hogi ₹30 lakh par?
₹30 lakh ke home loan par 8.5% interest rate aur 20 saal ke liye monthly EMI lagbhag ₹26,035 hogi. Aap upar diye calculator mein apna amount, rate aur tenure daalkar sahi EMI nikaal sakte hain.
Kya EMI calculator free hai?
Haan, HindiTools ka EMI calculator bilkul free hai. Koi login ya registration nahi chahiye. Aap seedha use kar sakte hain.
EMI aur loan tenure ka kya relation hai?
Tenure jitna lamba hoga, EMI utni kam hogi lekin total interest zyada bharna padega. Chhota tenure matlab zyada EMI lekin kum interest. Calculator mein alag-alag tenure daalkar compare kijiye.
Floating aur fixed rate mein kya farak hai?
Fixed rate puri loan tenure mein same rehti hai. Floating rate RBI ke repo rate ke saath upar-neeche hoti hai. Floating rate aksar fixed se thodi kam hoti hai lekin future mein badh sakti hai.
